Step 1: Find Agricultural Land to Buy Within Your Budget
Start with your budget per acre and the district you prefer. Prices vary a lot across South India, so browsing by budget saves time:
- Agricultural land below ₹5 lakh per acre
- Below ₹10 lakh per acre
- Below ₹15 lakh per acre
- Below ₹20 lakh per acre
Or browse by state: Andhra Pradesh, Telangana or Karnataka. If you need water, look at canal water land or borewell land. For soil, compare black soil and red soil land.

Step 2: Check the Price Before You Buy Agricultural Land
Before you buy agricultural land, compare the asking price with the district median on the BHOOVIX Farmland Price Index. It is built from our live listings and shows the median price per acre and the typical range in each district.
| District | State | Median price / acre | Typical range |
|---|---|---|---|
| Kurnool | Andhra Pradesh | ₹6.5 lakh | ₹5 – ₹11 lakh |
| Bidar | Karnataka | ₹15 lakh | ₹13 – ₹21 lakh |
| Sangareddy | Telangana | ₹31 lakh | ₹18 – ₹58 lakh |
| Vikarabad | Telangana | ₹35 lakh | ₹22 – ₹45 lakh |

If a listing is far above the median, ask what justifies it: road frontage, water, distance to a town or highway. You can also read our land price guide.
Step 3: Shortlist Land Using the BX ID
Every property on BHOOVIX has a unique BX ID, such as BX-32997. Save the BX IDs of the land you like and quote them when you contact us. This way our team and the seller always know exactly which land you mean, and you can compare listings side by side.
Step 4: Visit the Land With a Local BHOOVIX Agent
Never buy agricultural land without seeing it. Message us on WhatsApp with the BX ID and we will arrange a site visit. BHOOVIX has 12 Associate Directors, each with 7+ years of experience in agricultural land, and local field agents: BVMAs (BHOOVIX Verified Mandal Agents) in Andhra Pradesh and Telangana, and BVTAs (BHOOVIX Verified Taluk Agents) in Karnataka.
During the visit, check:
- The boundaries and boundary stones match the survey sketch
- Road access to the land, and whether it is a BT road or a field road
- The water source: borewell yield, canal water release season or open well
- Power supply and the nearest transformer
- Neighbouring land use and any disputes local farmers mention
Step 5: Verify Documents Before You Pay Any Advance
Ask the seller for the land records in their name, the Encumbrance Certificate (EC) for the last 13–30 years, the survey sketch and their ID. Make sure the survey number, extent and owner name match across all documents. You can check land records yourself on the official portals:
- Andhra Pradesh: MeeBhoomi for Adangal and 1-B records
- Telangana: Bhu Bharati for land records
- Karnataka: Bhoomi for RTC (Pahani) records
Our 10-step land verification checklist and clear title guide explain each document in detail.
Step 6: Register the Agricultural Land in Your Name
Registration happens at the local Sub-Registrar office. You pay stamp duty and registration charges, which differ by state. See the registration process and registration charges by state, and estimate your total cost with our land calculators. After registration, apply for mutation so the land records show you as the new owner.
